Purpose and Background
Construction Manager/General Contractor (CM/GC) project delivery is a well-established alternative delivery method utilized by public owners to delivery complex or otherwise constrained projects where sophisticated construction expertise is needed during the design process to achieve project objectives.
This course will provide instruction on the fundaments of construction-centric project delivery, integrating the construction manager into the design process via preconstruction services, models for delivering CM/GC projects, contract considerations, design administration, payment and pricing provisions, and CM/GC imperatives. Instruction will consist of traditional lecture modules and high impact cases studies as practical exercises.

- Select projects that will potentially benefit from CM/GC delivery.
- Develop a CM‐type contract pricing structure that leads to a guaranteed maximum price (GMP).
- Explain the complex relationships between design and construction in CM/GC as compared to other delivery methods.
- Accrue both time and cost savings by properly implementing a CM‐based project delivery program.
Assessment of Learning Outcomes
Students' achievement of the learning outcomes will be assessed via a short post-assessment (true-false, multiple choice and fill in the blank questions).
